Case StudY

A homeowner contacted Summit Roofing after experiencing recurring leaks and moisture intrusion around a dormer valley on a steep-slope home in Alaska. Previous mitigation efforts, including heat trace cables, had not resolved the underlying issues. Further investigation revealed damage extending beyond the roofing system and into the building envelope.

Project Overview

During demolition and exploratory work, our team discovered evidence of long-term moisture intrusion, including:

Deteriorated SIP roof skin and water-stained insulation components
Corroded roofing fasteners caused by repeated wetting and ice damming
Rotten plywood decking on the conventionally framed (cold roof) portions of the structure
Deteriorated exterior siding in areas affected by chronic moisture exposure

Because the project involved both structural SIP repairs and insulation restoration, a coordinated approach was required.

The Challenge

Working with engineering and insulation professionals, Summit Roofing developed a complete repair plan designed to restore the home's structure while preventing future moisture issues.

The project included:

Complete removal of the existing roofing system
Structural evaluation and engineered SIP roof repairs
Installation of new structural OSB oversheeting
Restoration of damaged insulation components
Replacement of rotten roof decking
Replacement of moisture-damaged exterior siding
Construction of a vented roof assembly for improved moisture management
Installation of a premium 22-gauge double-lock standing seam metal roof engineered for Alaska's snow, ice, and freeze-thaw conditions

The completed project restored the home's structural integrity, improved energy performance, and eliminated the moisture issues that had caused years of damage. By addressing the root cause—not just the symptoms—the homeowner now has a durable roofing system designed to perform for decades in Alaska's challenging environment.
